  It's absolutely a pain if you are the tenant. They never fixed any problem in the property unless it's a major urgent issue. Also they are pretty slack in getting back with queries or repair request. After no response from email, I must called in to make an appointment and 8 months later, there was nothing being fixed. However when you want to move out, they are really picky and will find tiny details to claim your bond money.

  I would also give a big fat zero rating if I could. Dreadful customer service overall. Poor communication. This agency do not ring when they say they will, we had to chase them. We pre-arranged a viewing for a rental property, and the agent was a no-show. Made up stories that they had tried to ring... and that the agent did wait....blah blah...which was rubbish. We had driven hours to visit Armidale and it is pretty obvious Town and Country do not give a hoot about prospective rental clients or providing some sort of quality service. If you are looking to rent in Armidale, try another agency. This Town and Country lot are not interested.

  Would give a 0 star rating if I could. No water saving fitting on kitchen tap, at one point or another every single tap leaked during tenancy, they sent a handyman to fix instead of a plumber which resulted in one leak that was noticed at the start of the tenancy being present throughout the entire lease yet they still sent us a water bill. They kept pushing back inspections, told prospective tenants that we were being a pain and not allowing access even though we had vacated the premises. The oven and bathroom were disgusting when we moved in and then they complained about dust caused by the vents that go directly from the outside to the inside in each room, they won’t take responsibility for anything and refuse to admit fault even though we had a valuable item stolen during an open house style viewing. They asked me to remove lounges I was advised would likely be fine to leave behind and then refused to call me back when I had someone ready to remove them. They seemed very helpful right up until we told them we were moving back to Victoria and then began dragging their heels. The fence was rotten however the agent advised us it would definitely last the whole tenancy, it partially fell down on a windy day and they got the handyman out to do a dodgy repair and deemed it acceptable despite the fact it was nowhere near a proper fix which would have been to organise new fences. The owner is selling the house for top dollar despite the house needing extensive repairs and renovations, the gas heater and hot water each go through gas like it’s nothing which resulted in huge gas expenses even after we stopped using the heater. Do not rent through them because they will try anything and everything to take your money.

  Do not let these people manage your property under any circumstances. They could not lease my house in over 6 months. Lots of excuses from there was alot of new homes available to it was the quiet season. This despite my house had been continually rented for over a decade by various tenants. I eventually switched Property Managers and it was leased in a week. When the new PM inspected the property, they found the front door wide open. Talk about total lack of care and respect for my hard earned home. Do yourself a favour folks and stay clear of Armidale town and country real estate. Mick.
